When do I require an electrical condition report?

All electrical installations should be subjected to regular electrical inspection. Condition of the wires and casing can deteriorate over time, so regular electrical testing ensures that all your appliances and installations are safe for use.

For homeowners, you should renew your domestic electrical installation report every ten years, or for rented/tenanted properties it should be every five years. Electrical tests should also be carried out when buying/selling a property, or when a property is being let out for the first time. Additional tests are also required if your property is damaged due to fire or flooding.

For landlords, the law requires that you ensure electrical certificates and electrical  condition reports are kept up-to-date. Electrical tests must be carried out for the following:

  • To show that the electrical installation in a rented property is safe when your tenants move in.
  • To ensure the electrical installation is maintained in a safe condition as long as there are tenants residing at the property.
  • To ensure that any electrical appliance provided by you is safe and has at least the CE marking (which is the manufacturer’s claim that it meets all the requirements of European law).

To meet these requirements landlords will need to regularly carry out basic safety checks to ensure that the electrical installation and appliances in their properties are safe and working.

If anything non-compliance with the present-day safety standard is found on the electrical test, the report will be declared “unsatisfactory”. But we will explain the work which would be required to bring into a ‘Satisfactory’ condition.
